Case 1:
If you are a dual citizen “that is, have a foreign nationality and have additional Vietnamese nationality and have a Vietnamese identity card, you can still buy and sell real estate in Vietnam or any real estate property. Anywhere in Vietnam is fine.
Case 2:
If you are a foreign national, married, and your spouse has Vietnamese nationality or your spouse has dual nationality as stated in case 1, buying and selling real estate or any other real estate property in Vietnam is fine.
>>Because in Vietnam, the property purchased by the spouses after marriage is the common property of the husband and wife, so it doesn’t matter who is on the certificate of property ownership.
Case 3:
Foreigners with foreign nationality can buy real estate but must clearly state that the ownership period is 50 years from the time of purchase
For example: The resort real estate beach townhouses, beach villas, shophouses, beach hotels are mostly owned for 50 years, whether you are Vietnamese or foreigners.
It is possible to buy an apartment or a house owned by 50 years, provided that the owner named in the ‘sales contract’ resells it to you as a foreign national, then you are 100% sure that you can buy the apartment. Household easily without being entangled or hindered by Vietnamese law.
As for the owner, who has the same nationality as the case 1 as mentioned above, the purchase and sale still happens, it must be said as easy as a piece of cake :)))
On the other hand, if the owner resells to you the owner named in the purchase and sale contract “for the apartment that has not been issued a pink book”, or the person named in the apartment ownership certificate “pink book” resells it to you. If you are a Vietnamese citizen, please give up 100% 🙁
